Nick Millican: Selling Your Home? Now Is The Time To List It

Even though 2024 is still new, now is the time to list your home. According to Nick Millican, a real estate professional, February is the best month to list a home for sale. The real estate agent reveals people who list their homes during February find a buyer, on average, faster than any other month.

 

Homes listed in February usually find a buyer within 51 days. Those who wait an extra month to list will wait 52 days for a buyer, according to Nick Millican. Statistics reveal approximately two-thirds of home listings during February find a buyer. The number of houses listed and bought in March is slightly lower. The research analyzed millions of listings since 2012. 

 

The data reveals a definite trend linked to the success of listing a home during February. The only exception, says Nick Millican. was in 2020. However, that was during the height of the pandemic, and the housing market was not following any trend.

 

Millican also reveals the number of people looking to purchase a property in 2024 is up eight percent compared to last year. The number of homes listed for sale is also up from 2023. Overall prices are slightly lower than last year, Nick Millican adds, which means the spring could be a buyer’s market. 

 

Millican notes that the worst time to put a house on the market is the month of October. On average, houses sit on the market for approximately 63 days. On average, only 63.6 properties find a buyer during the month. Nick Millican says the elections could also harm the housing market this year.
