Roberto Santiago: The Entrepreneurial Genius Who Struck Gold With The Manaira Shopping Mall

In the highly competitive business climate today, certain outcomes have become very rare. One such outcome is brands remaining competitive for more than a few decades. This reality stems from the fact that there newer brands that consistently get into the market using fresher ideas that ultimately render the older brand redundant. However, one peculiar outlier to this situation is the Manaira shopping mall located in Joao Pessoa Brazil. Despite being constructed three decades ago, the mall is the undisputed leader among its peers in the state of Paraiba. The man responsible for developing this timeless mall is Roberto Santiago.

Roberto Santiago started developing the Manaira shopping mall in 1987. While malls were not widely popular at the time, he saw great potential in the venture. Construction on the mall was finally completed in 1989.

The Manaira shopping mall in an architectural marvel. The mall has a total building area of 135 meters squared with about two-thirds of it being a leasable area. Its huge size is complemented by an equally huge parking area of over 3,000 parking vacancies. More than 50 thousand people walk through the mall’s doors every day, making for a total of about 19.2 million people per year. Only a handful of malls in South America can come close to such high movement figures.

The highlight of the Manaira shopping mall is its famed Domus Hall. The hall is located on the mall’s rooftop and has two floors – a ground floor and a mezzanine floor. The mezzanine is the prime attraction as it features bars, bathrooms, cabins and lounge music. At full capacity, the hall can accommodate 8 thousand people in standing and seating positions. Consequently, the mall has often been the site of the must-attend public gatherings in Joao Pessoa, including weddings, concerts, graduation parties, art exhibitions and theatrical performances. In fact, the Domus Hall has on a few occasions hosted major local and international artists.

Given the success Roberto Santiago has had with the Manaira shopping mall, it is not surprising that he has recently developed another mall. He completed the development of the Mangaberia shopping mall, also located in Joao Pessoa, back in 2013. Like its much older predecessor, the Mangaberia shopping mall is widely popular among the city’s residents.

All in all, Roberto Santiago has greatly supported the city of Joao Pessoa. In addition to the two malls, he also owns a couple of other businesses in the area operating in the real estate and entertainment industries. Consequently, he directly employs many of the city’s residents. Additionally, his businesses, particularly the malls, help paint the business environment in Joao Pessoa in a positive light thus increasing the city’s overall appeal to external investors.
